What makes a home sell?

Real estate salespersons don't sell homes, homes sell themselves.  Homes have to be staged, priced right and appealing to meet a home buyers neeeds.  If you think about it, the Realtor is the conductor of the transaction, connecting all parties involved and coordinating all the intricasies.  

There is so much involved with a purchase and sell of a home, remember, It's a people to people transaction and people make mistakes. Think of the people involved; buyer, seller, home inspector, bank/mortgage broker, repairman/repairwoman, surveyor, title company, attorney, loan processor and more.  It's bound to get complicated.

Think about the items on this list that usually factor into a home or condo transaction:
title to the property, home inspections, closing date negotiation, closing costs, deposits, timeline obligations of the parties, setbacks, easements, home owner association, protective covenants, homeowners insurance, flood zones, home warranty, clauses, contingencies, addendums, consulting with a real estate attorney, access to property, lease option, financing, possession, investment analysis, proforma analysis, renting leasing the property, property tax, buyer and seller representation, mortgage application, property survey, sellers disclosure, MLS data, buyers disclosure, marketing real estate, land disclosure, HUD statements, foreclosure, short sale, closing statements, condominium documents, property liens, walk through, loan commitment, loan approval, paying points, encroachments, hazard insurance, comparative market analysis and more are to be considered when dealing with a real estate transaction. 

Going it alone is never smart.  It is one of the biggest investment decisions we will make.  You need a full time Realtor that is experienced and educated to represent you on either side of the transaction.  You need Bill Travers as your real estate agent.
